We build a Comparative Market Analysis (CMA) using recently sold comparables in the same neighbourhood, currently active competing listings, and expired/withdrawn listings (which tell us what was overpriced). Then we factor in your home's specific condition, finishes, and any updates. The result is a price range — usually a $10K–$30K window — and a recommended list price within it.
A CMA is a real estate agent's market opinion — free, fast, used for listing decisions. An appraisal is a formal valuation done by a licensed appraiser, usually ordered by the buyer's lender as a financing condition. They serve different purposes. Your lender won't accept a CMA, but you don't need an appraisal to list.
The biggest line is the commission — typically 5% of the sale price (3.5% to the buyer's agent, 1.5% to ours), split with HST on top. Then legal fees ($1,200–$1,800), mortgage discharge if applicable ($300–$600 plus any penalty), staging or photography costs if not included with your listing agent (we include both), and moving costs. We walk you through the net-proceeds number in writing before you list.
